Position Overview
The Real Estate Manager will support the company multi-channel portfolio strategy with a responsibility to drive execution of the company real estate decision in the regions covering Italy, DACH, Eastern Europe, Iberia, Greece and Turkey. This person will be responsible for real estate execution of new projects, critical dates and optimizations of existing portfolio. As part of the regional team, this position will provide guidance, analysis and recommendations on future sites and new market opportunities connected to the overall strategy. Additionally, this person will drive data quality to ensure that the expansion and optimization plans are based on reliable market data and strong financial foundation to deliver sustainable profitable growth.
Essential Duties & Responsibilities
- Prepare city ecosystem mapping and define white space for new store opening, expansion and consolidation for DACH, Eastern Europe, Iberia, Italy, Greece and Turkey
- Develop and maintain strategic relationship with landlords and agents, be able to leverage group dynamics to deliver better strategic values
- Focus search for new store locations based on the defined white space in the long-range-plan
- Facilitate Retail to ascertain revenue projection based on the quantitative benchmarks
- Negotiate commercial terms and landlord handover conditions to optimize P&L financial returns
- Liaise with Legal to review and finalize contractual agreements and execution memos
- Maintain an updated real estate pipeline to reflect new store opening, expansion and consolidation
- Review existing real estate portfolio, manage expiry critical dates, negotiate commercial terms to optimize returns and recommend final real estate solution for approval
Experience, Skills, and Knowledge
- Several years of real estate or business development experience with retailers, landlords or retail agents (retailer background is of advantage)
- Good numerical skills, fair knowledge on lease accounting and ability to interpret financial model
- Advanced knowledge and experience in structuring complex deals to maximize business values
- Strategic and analytical with commercial interfacing and project management experience
- Good communication and interpersonal skills
- Strong business network in the retail real estate market
